Terms and Conditions
1. Project Information
- All images, brochures, and marketing materials are for representational purposes only. The actual layout, design, and specifications may vary as per final approvals and construction feasibility.
- The project is subject to necessary regulatory approvals, and the developer reserves the right to make changes without prior notice.
2. Booking and Payments
- A booking is confirmed only upon receipt of the specified booking amount.
- Payment must be made as per the agreed-upon schedule outlined in the booking agreement. Any delay in payments may result in penalties or cancellation of the allotment.
- All payments should be made via authorized banking channels.
3. Price and Charges
- The price of the apartment/unit is subject to change without prior notice, based on market conditions and development costs.
- Additional charges such as maintenance fees, statutory taxes, registration fees, and stamp duty shall be borne by the buyer as per prevailing government norms.
4. Cancellation and Refunds
- In case of cancellation by the buyer, the refund policy will be as per the terms mentioned in the booking agreement. Processing fees and cancellation charges may apply.
- The developer reserves the right to cancel the booking/allotment if the buyer fails to comply with payment schedules.
5. Possession and Handover
- Possession of the unit will be given as per the agreed timeline, subject to force majeure events, regulatory approvals, or unforeseen delays.
- Any request for modifications in the apartment after booking may be subject to additional charges and approval by the developer.
6. Legal and Compliance
- The project complies with the applicable real estate regulations and authorities. The buyer must adhere to all legal requirements, including registration formalities.
- The buyer shall not make any structural changes, modifications, or additions to the unit without prior written approval from the developer.
7. Maintenance and Community Rules
- Maintenance of common areas and amenities shall be managed by the designated maintenance authority or society upon formation.
- Residents are required to adhere to the community guidelines for harmonious living. Any violations may result in penalties.
8. Force Majeure
- The developer shall not be held responsible for delays caused by natural disasters, government regulations, strikes, pandemics, or any other unforeseen circumstances beyond their control.
9. Dispute Resolution
- Any disputes arising out of these terms shall be resolved amicably. In case of unresolved disputes, the matter shall be subject to jurisdiction in the courts of Pune, Maharashtra.
10. Changes to Terms & Conditions
- The developer reserves the right to amend, modify, or update these terms at any time without prior notice.
By proceeding with the booking, the buyer agrees to abide by the above terms and conditions.
